Terms and Conditions
By making a reservation on the Livinn website, the guest declares that they have read, understood, and agreed to the terms and conditions below.
Reservations
To validate a reservation, the guest must provide proof of payment and the following information, including a photo of a valid identification document:
- Full name
- Date of birth
- ID or passport (clear photo – front and back)
- CPF (Brazilian tax ID), when applicable
- Full address
- Phone number
- Email address
- Expected check-in time
- Expected check-out time
- Names of additional guests, when applicable
The reservation will only be considered confirmed after the confirmation email is sent by Livinn.
If, for reasons beyond the company’s control, the reserved property becomes unavailable, Livinn may offer a similar property or provide a full refund of all amounts paid.
Check-in
Check-in is available from 3:00 PM.
Guests must inform their expected arrival time in advance. Failure to provide the required information and requested documentation may prevent access to the property.
Early check-ins are subject to availability and may incur an additional charge.
Check-out
Check-out must be completed by 11:00 AM.
Remaining in the property after this time without prior authorization may result in a charge equivalent to one additional nightly rate.
Before check-out, guests must:
- Remove and properly dispose of trash
- Wash all used dishes
Failure to comply may result in an additional cleaning fee.
Use of the Property and Condominium Rules
Smoking is strictly prohibited inside the apartment and in all condominium common areas.
Any violation will result in a fine, which will be charged to the guest responsible for the reservation.
Guests must comply with all condominium rules and take proper care of the property, furniture, and common areas. Any fines imposed by condominium management due to non-compliance will be the guest’s responsibility.
Visitors
Visitors are allowed only with prior registration and payment through the building’s system, in accordance with condominium rules.
To receive visitors, the following is required:
- Request made at least 1 hour in advance
- Payment of an additional fee of BRL 80.00 per person, per day
Requests that do not meet these conditions may be denied.
Cancellation and Early Termination
You may cancel free of charge up to 1 day before arrival.
The full reservation amount will be charged for cancellations made on the day prior to arrival.
In case of no-show, a fee equal to the cancellation fee will be charged, corresponding to the full reservation amount.
Personal Data Protection
Livinn processes guests’ personal data, including identification documents, in compliance with the Brazilian General Data Protection Law (LGPD – Law No. 13,709/2018) and applicable data protection regulations.
The collected data is used for:
Guest identification and security
Compliance with legal and regulatory requirements
Registration with condominium and access control systems
Reservation formalization and execution
Personal data is stored securely and used only for the period necessary to fulfill these purposes. Data will not be shared with third parties except when required by law or condominium regulations.
Guests may request access, correction, or deletion of their personal data at any time, subject to legal retention requirements, through Livinn’s official communication channels.
Responsibilities
Guests are fully responsible for the property during their stay, including any damages, losses, fines, or penalties resulting from their actions or those of their visitors.
Livinn is committed to providing a clean and comfortable environment, ensuring a pleasant experience for guests and respectful coexistence within the condominium.
Jurisdiction
The courts of São Paulo/SP, Brazil shall have exclusive jurisdiction over any disputes arising from these Terms and Conditions, with express waiver of any other jurisdiction, regardless of privilege.
